Preconstruction & Estimating
Accurate takeoffs and real budgets before anyone signs anything. We price from whatever documents exist, flag the cost drivers early, and give you options instead of a single take-it-or-leave-it figure.
Most budget overruns are decided long before anyone breaks ground. They get locked in during the weeks when a project is still an idea and nobody has priced the parts that actually matter.
We put estimators and field leadership in the room during design rather than after it. General contractors bidding a job get numbers they can carry into their own proposal with confidence. Owners get a budget that accounts for the building they are actually putting up, on the site they actually have.

Service 02
Commercial Framing
Light-gauge metal and wood framing for commercial buildings, run by our own crews. When the framing is ours, the schedule behind it stops depending on somebody else's backlog.
Framing sets the pace of an interior job. Everything after it, drywall, mechanical rough-in, finishes, is waiting on walls to be up, straight, and inspected.
We keep our own framing crews rather than brokering the work out. That gives general contractors a sub who shows up with the manpower quoted, holds the layout, and does not disappear to a bigger job halfway through. It also means the crew framing your walls answers to the same people who priced them.
Scope includes
- Light-gauge steel stud framing
- Structural and non-structural wood framing
- Load-bearing and curtain wall systems
- Soffits, bulkheads, and ceiling framing
- Shaft wall and fire-rated assemblies
Service 03
Drywall & Interior Finishes
Hanging, taping, and finishing to the level the spec actually calls for, plus the insulation and acoustic work that goes in behind it.
Drywall is where a building starts looking finished, which is exactly why it is the scope owners notice when it goes wrong. Level 4 delivered where the spec said Level 5 shows up under the first coat of paint and under every wall washer in the building.
We finish to the level specified, we light the walls before we call it done, and we do our own punch before the general contractor has to write one.
Scope includes
- Drywall hanging and finishing, Levels 1 through 5
- Fire-rated and acoustic assemblies
- Batt, blown, and rigid insulation
- Acoustical ceilings and specialty panels
- Taping, texture, and paint-ready prep
Service 04
Tenant Improvements
Office, medical, and retail build-outs, including occupied buildings where the tenants downstairs still expect a quiet lobby and a working elevator.
Tenant work is less about the build and more about everything around it. Noise windows, dust control, freight elevator schedules, and neighbours who signed a lease expecting a normal working day.
We phase around the building’s operations rather than the other way around. That usually means night and weekend sequencing, hard partitions where they matter, and a foreman who has done it in a live building before and knows which conversations to have with property management first.

Service 05
Ground-Up Commercial
Full buildings from an empty site, delivered as general contractor or built alongside one. Retail, office, industrial, and multi-family across the Kansas City metro.
Some owners come to us with a site and a use, not a set of drawings. Ground-up is where the two halves of this company are worth the most to you, because we have built these buildings and we have also owned them.
That changes what we recommend. We know which envelope decision looks cheap in the bid and costs money in year seven, because we have paid that bill on our own properties. You get the specification we would write for a building we intended to hold.

Design-Build
One contract for design and construction. Fastest to start, fewest change orders, and one party accountable when a detail does not work in the field.
Construction Management
We run the project as your representative with open books. Every subcontractor bid crosses your desk and buyout savings stay in the project.
Design-Bid-Build
Traditional hard bid. You bring a complete set, we price it straight and build exactly what is drawn.
Design Assist
We join the design team early to price and pressure-test details while they are still cheap to change, then build what we helped shape.
